Types of contracts

Residents

As a lodger, you share a room/apartment with the person who is the first tenant or tenant-owner. This is sometimes mistakenly referred to as subletting, although it is not really subletting. As a lodger, you usually pay a rent corresponding to the share of the dwelling you have access to, such as a bedroom and a bathroom. On top of this, there may be additional costs for furniture, broadband or electricity, for example.

Second-hand contracts

The main definition of a sublease is that a private individual (the first tenant) rents out their apartment/room to another private individual (the second tenant). This creates a rental agreement between the parties. It is a sublease because the first tenant's contract with a landlord already exists. Another form of sublease is between an owner of a house/apartment/right of residence and another private individual.The rent for a sublease depends on whether the property is a right of residence or a right of tenancy. For a sublease in a rental apartment, you may not, as a rule, charge higher rent than the first-time tenant pays to their own landlord. A certain surcharge for furniture may be made, about 10-15%The rent for a sublease in a tenant-owned apartment is basically determined by the value of the property. The rent should roughly correspond to the sum of the so-called capital cost together with the operating costs (electricity, broadband, furniture, etc.). The capital cost is the market value of the home multiplied by a reasonable rate of return (a few percentage points above the Riksbank's interest rate).

First-hand contracts

A first-hand contract usually means an agreement between a property owner and a tenant. First-hand contracts are mainly brokered by housing companies.
